    How does the Pay-at-Closing option work?

    Our Pay-at-Closing option provides flexibility while keeping the process simple.
    A small deposit of 10%–25% is due at the start of the project (determined at submission). The remaining balance is settled through escrow at closing if the seller is paying, or via credit card if the broker is covering the cost.

    If the property does not sell, the remaining balance becomes due at the time of staging removal. This ensures every project is completed seamlessly while maintaining transparent, predictable terms.

    What’s included with my One Rate Alliance membership?

    Everything you need for a seamless staging experience: consultation, design plan, installation, and removal—plus member perks like Pay-at-Closing, Reduced Service Fee Schedule, no extension fees, and priority scheduling. You’ll also receive one Just Talk Studios session per month with creative coaching and social content strategy.

    How does the Reduced Service Fee Schedule work?

    Members receive preferred pricing on qualifying services and upgrades. Your project proposal clearly shows the member rate, so you always see your savings up front—no back-and-forth, no surprises.

    How does priority scheduling work—and what are typical timelines?

    Alliance members book from priority install windows. Most projects are scheduled within standard lead times, and our team completes the on-site install in approximately 2–4 hours, depending on scope and access.

    What’s the membership term and renewal policy?

    Participation is annual and exclusive to the individual broker. We’ll notify you ahead of renewal so you can continue benefits without interruption. Memberships are non-transferable and may not be shared within a brokerage or team.

    What happens if my listing doesn’t sell right away?

    As a One Rate Alliance member, you’ll never pay extension fees.
    Your participation covers staging for the full duration of your active membership—up to 12 months of on-site content and furnishings if needed.

    If your listing takes longer to sell, you’re fully covered for the remainder of your One Rate term, giving you flexibility and peace of mind without additional costs.

    How do I schedule a project after joining?

    Scheduling your project is simple.
    Visit BeaconDavenportHome.com and submit your project details online—including the property address, scope of work, and any relevant notes. Once received, our team will follow up with a custom proposal and, if needed, request a property evaluation or on-site walkthrough to finalize your design plan and installation timeline.

    What’s included in the Just Talk Studios benefit?

    Alliance members receive one studio session per month at Just Talk Studios, which can be used for long-form, short-form, or a mix of both content. Each session includes creative coaching and social content strategy guidance to help you speak confidently, create intentionally, and connect authentically with your audience.

    The One Rate Alliance membership is exclusive to individual brokers and may not be shared with other agents or team members within a brokerage. Each membership ensures dedicated access, scheduling priority, and personalized service for the participating broker.
